Hobby Lobby Coming to California, MD
Hobby Lobby will be taking over the former K-Mart location in California, MD. I am waiting on confirmation from my source but they should open later this year in time for the holiday season.
Hobby Lobby owns 700 stores in 47 states. They also offer one of the highest wage rates in the industry with full-time employees earning $15.35 an hour and part-time employees receiving $10.23 an hour. Not to bad. They are still looking for a spot in Waldorf and we have given them a few places to look at. So we will see what happens.
UPDATE 11/17/16: Landlord has started construction on the facade work of the building. Opening wont be until early 2017.

Weis Market Taking Over Food Lions
Weis Markets, Inc. is purchasing 38 Food Lion markets operating in Maryland, Delaware and Virginia. 21 of them are in Maryland wich include stores in La Plata, Prince Frederick, Lexington Park, Lusby, and California.

Weis currently operates 162 stores in five states.

Sonic Waldorf Grand Opening Set
Sonic Waldorf has announced a March 1st opening date. Sonic Waldorf is located at the corner of Route 301 South and Mattawoman Drive in Pinefield. There will be another location coming to La Plata on the corner of 301 and Port Tobacco Road with construction beginning in the summer of 2016.

New Office Building Coming to White Plains
200th Post! We are excited to add a fourth building to the White Plains Corporate Center. This 60,000 square foot 3 story building will be constructed next to our flex space to the rear of the property. Plans are to start construction later this year. The building will have two elevators and solar panels on the roof. We can begin to take reservations immediately.

Proposed Walmart Supercenter for Waldorf
UPDATE 7-21-16 The Walmart plan has been killed. It is not happening.
Here are a few of the concept pics for the new super center that is planned. Walmart and the property owners are still in with the board of appeals on this project going back and forth with changes to design and impacts to surrounding homes, etc. Even how the building would effect home values. As you can see they want them to put fake windows on the back of the building to make it look less ugly. This may be one of the fanciest Wal-Marts ever built. If it gets built.

Army Training Facility Coming To White Plains
Shasho Consulting announces the sale of 15 acres in White
Plains Maryland to the Federal Government for a United States Army Facility.
The Army will build a 90,000 square foot training facility
for army reserves, a recruitment and retention center and will consolidate
three existing Centers in Maryland.
The project is slated to open in 2017. Charles County Department
of Economic Development and Debra Jones from their office was very
helpful with expediting the subdivision process.
More jobs and local spending is coming to White Plains
Maryland.
The site is located on Rt. 227 and Fox Tail Place.

Harris Teeter Coming to St. Marys Marketplace
Update: 11/1/16 Construction has started on the shopping center
Update 2/21/17 Cafe Rio, Great Clips, Nail Trix, and Bay Country wine and spirits has been added to the tenant list. Updated site rendering
Update 11/9/17 Harris Teeter is set to open January 24th 2018. Batteries Plus and Starbucks are also signed.

Krispy Kreme Coming to Lexington Park
Looks like Krispy Kreme has got their sights on a location across from the San Souci Plaza in Lexington Park. Not much more information to give right now. Updates as we get them.

LA Fitness coming to Waldorf
I have been informed that the former Old Country Buffet space and perhaps adjoining spaces will be transformed into LA Fitness. Details as we get them. Some exterior constructions is under way now for the new facade.
UPDATE: Looks like they will be rebuilding the entire building so they can get the added height for the store.
UPDATE 4/17/15 They will have a swimming pool and basketball court in the building.
UPDATE 10/30/15 Grand Opening January 1, 2016 A Preview Center is now open by Men's Warehouse
UPDATE 12/3/2015 I have done a new post about this but i see most traffic gets directed back to this old post. The basketball court was taken out of the space due to space restrictions. The interior work is underway.

Maryland Airport Flying High
For many that don't know, Maryland Airport is a privately owned public use airport located in Pomonkey, MD and has been around since 1945. Currently the runway is 3,740 ft which fits well for small engine planes and small private jets. It can also accommodate helicopters and has fuel on site as well as hangars available for storage. The airport also provides support for state and local law enforcement and emergency services.
What many also don't know is that its part of the Federal and State integrated transportation plan which designates the airport as a reliever for Regan National. So basically if there is an emergency they can divert small corporate aircraft here if needed. It is the closest regional airport outside the no-fly zone. Future plans are to add a small terminal and extend the runway to to 4,300 ft to attract more businesses users and also people that want to fly into the area for the attractions nearby like the National Harbor. This will be a great help and can create jobs that coincide with the airport like aviation engineers, technicians and maintenance workers. From a 2013 economic impact study it is reported that the airport contributes more than $9 million annually in the form of direct and indirect business revenue.

Dairy Queen coming to Lexington Park
We have leased the former Arbys in Lexington Park to Dairy Queen. Renovations should begin very soon and be open by summer 2015.

Lets clear up some misinformation
OK I have received numerous emails and comments about this one property so I want to get this cleared up. There is a property at the corner of Billingsley road and St. Charles parkway that is zoned for commercial. One of the home builders made a claim that there was a 500,000 square foot retail complex coming to the corner and Harris Teeter was a tenant. That is totally false.
Harris Teeter did their research and they do not like the demographics of the area. So as of now they have no plan to come to the area. Many of the tenants like Trader Joes, Wegmans & Whole Foods want high population along with higher household incomes. We do meet the income requirements but they fail to see that even though we are a smaller population we eat and shop like crazy people.
We are second in the state for food and beverage sales only being beat out by Anne Arundel county by a few thousand dollars. No matter what you put in front of some of these retailers they still go by their charts and calculations and go with what that says. Some would have to put a lot of infrastructure in place to make it work as well like distribution centers so the cost may outweigh the profit. We do our best, we cant get them all. But we try.

Sonic Waldorf
The Sonic for Waldorf will go at the corner of Route 301 South and Mattawoman Drive in Pinefield.
This is the location of the old Exxon station. It will have to go thru a approval process to do the drive thru. It will take a year or so to go thru the system so its not a completely done deal just yet. Another location is planned in Charles County. Updates as I get them.

UPDATE 1/8/15 - Sonic will have two drive thru lanes and indoor seating. Projected opening is Fall 2015.

St. Charles Towne Plaza To Be Renovated
As I had stated before The St. Charles Towne Plaza will be getting renovated. They have now announced the construction will begin March of 2015 and finish up in November. We have placed some new tenants in the plaza like PC Retro Computers and Isle of Vape. St. Charles Pharmacy will open next month and Ashley Furniture will open April 2015 once its storefront is built next to K&G Menswear. Panda Express has recently opened their freestanding building next to Burger King. This was a much needed renovation. Hopefully it will be worth the wait.

New Retail in California, MD
Two new stores will take the place of the former Blockbuster Video in front of the Laurel Glen Shopping Center in California, MD. The building will be reworked to add a drive thru for the restaurant. Look for them to open mid 2015.

R/C Theater Breaks Ground in St. Marys
We attended the ground breaking for the new 45,000 square foot R/C 12 screen theater this week. It will be located in the new Lexington Exchange Shopping Center in Lexington Park, MD across from Wildewood Plaza. It should take approx. 9 months to build. We have also brought Aldi Market to the same center. We will keep you updated on further progress.

Ashley Furniture coming to Waldorf
Ashley Furniture will open a new location in the St. Charles Town Plaza this year. The store will take over a portion of space between Citi Trends and K&G Menswear. Renovations will be done to open up the area and create a new facade for the store. Some of the smaller stores in that area may be relocated.

Former Bennigan's gets a tenant
Finally a tenant has been secured for the old Bennigans location. The All American Steakhouse & Sports Theatre has begun making alterations to the building. We estimate an early summer 2014 opening date. They currently have five locations in Maryland and Virginia and another on the way in Odenton in the winter of 2014.

Roy Rogers Coming to Waldorf
It's Official! Roy Rogers is taking over the former Arbys location in Waldorf next to the Smallwood building on Crain Highway. Renovations will begin this summer and we hope to see it open before the end of the year. We will keep you posted on an opening date.
Silver Diner Coming to Waldorf
Silver Diner has broke ground at the Shops at Waldorf, formerly known as Festival shopping center.
It will be located on the corner across from Cafe Rio. Spring 2014 opening date. As always we will keep you posted.
