May 2026 Updates

Happy May!  What a couple of months its been.  In need of some major rain!  We have seen quite a few businesses open up in the area.  I mainly focus on the retail since that's what people are really interested in but there are plenty of new office users in the area as well.  There has been a big interest in mental health offices.  They all call for the same type of space.  Apparently some new grant money has opened up and we are getting lots of calls but we don't have much inventory for those types of tenants and the size they need.  I'm running out of office space!  We have seen some new and interesting restaurants open up as well with more on the way.  Hopefully our community will give them business.  Remember many of these name brands are also owned by local people.  Sometimes its easier to buy a franchise that gives you help than try to start on your own.  So lets keep them in business.

As a reminder 99% of what I post I have nothing to do with.   We aren't developers.  I'm just putting out news so you know what's going on in the area and helping to educate.  Since I'm based in Charles County it's what I see the most of every day so its within easy distance to check out and get updates on.  If you know of a new business coming soon let me know.  Sometimes I don't see anything until they open.

Its coming up on election time and the signs are starting to show up all over.  Most of them are placed illegally and its really annoying.  Almost as bad as new homes signs.  Please follow the rules.  No signs should be on the side of highways in easement areas which is the area from the road side to the power lines.  Any intersection corner is pretty much illegal as well. No signs should ever be in the median strip of the road (grass in middle of highway lanes).  Its illegal.  

You need permission from the land owner wherever you put them. State Highway will remove them.  

As stated in the Charles county county code: Political campaign signs. Political campaign signs are permitted in all zones. In residential zones, political campaign signs shall not exceed 32 square feet in area and shall not be illuminated. Political campaign signs shall be confined to private property and shall not be affixed to any public structure.

Waldorf Park has picked up some new tenants.  This is the shopping center located at the corner of Route 301 North and Smallwood Drive East.  CloseKnit is a primary care medical facility that has recently opened.  Gold Rush is a type of jewelry store and gold sales.  Salon 809 is a premium Dominican hair salon franchise known as the first Dominican hair franchise in the United States. It combines traditional Dominican hair care techniques with a luxury, VIP customer experience.  I'm going to assume the super convenient is a convenience store and wireless phone center.
Saladworks in Brandywine says they are opening soon.  Will this be another "made you look" situation?  Stay tuned.  If you don't remember they had originally announced to open in June of 2024!! They will be located in the Brandywine Crossing Shopping Center near the Greene Turtle.  You also have Salad House coming in the future across 301 at Brandywine Village.  The salad wars have begun!

April 2026 Updates

April is a month of renewal, where the last traces of winter give way to the full arrival of spring. The days grow longer, the air feels softer, and landscapes begin to transform as trees bud and flowers bloom in vibrant color. It’s a time when people naturally gravitate outdoors—parks fill up, patios reopen, and there’s a noticeable shift toward fresh starts and new energy.

I hope everyone has a wonderful spring break and you get to spend some time outdoors with the sun on your face.  Get out and take a stroll.  You got to keep moving.  Its important for your mental and physical health.  Drink water!

I'm not happy with the ads google puts on my blog sometimes.  They are too cumbersome and get in the way.  They also direct you to some stuff that set off alerts on your computer.  I had them turned on to make a few bucks to compensate for the time I spend doing this.  They pay very little so I barely get a few lunches out of it.  I think I want to try selling ad space instead.  If you might be interested in an ad as a monthly sponsor which your name would be in the monthly post or an annual one that would go on the side bar let me know.  I'm still trying to figure this out.
Honeygrow is now open!  The new store is located at the new Waldorf Station project as you come in to Waldorf on the Southbound lane.  12472 Mattawoman Drive, Waldorf. Honeygrow is a fast-casual restaurant that specializes in fresh, made-to-order stir-fries, salads, and fruit-based desserts called “honeybars.” Customers can either choose from signature menu items or fully customize their meals by selecting ingredients like proteins, noodles or greens, vegetables, and sauces.

This is the current lineup of tenants at The Shops at Fairway Village located at the corner of St. Charles Parkway and Billingsley Road.  Weis, McDonalds, Hair Cuttery and Chipotle are already open.  Kinder Care is signing up kids now.  The final building is under construction that will house the Farmhouse and other tenants.
The Newburg Market recently opened at 15486 Rock  Point Road, Newburg.  Locally owned and operated!
Bahama Buck's shaved ice company is having a grand opening event April 17th at 5 p.m. at their new location at 3800 Crain Highway in Waldorf.  This is the new shopping center near Carrabba's.  Sign up on their app.   They specialize in not only shaved ice but Acai Bowls, smoothies and Bahama sodas as well.


A couple of new Dunkin Donuts locations coming to Southern Maryland.
The first is on the corner of Post Office Road and Leonardtown Road in Waldorf in the former BB&T bank space.
Second will be a free standing building on a pad site in front of the Laurel Glenn Shopping Center off Three Notch Road.

The Boston's Pizza is closing this Friday 4/24 in Waldorf.  Taking its place will be two new stores.  The Creek Sports Bar and a halal restaurant I was not supposed to say yet..  The Creek will open on Saturday 4/25.  They will have a food truck on site.  


Clearing has started for a new Kia and Honda Dealership across the street from First Colony Center in St. Mary's County.
Ocean State Job Lot coming late 2026 to Fox Run Shopping Center in the former Big Lots space in Prince Frederick.  It is a discount retailer that sells brand-name and everyday products at reduced prices by purchasing overstock and closeout merchandise. Its inventory changes frequently, giving shoppers a “treasure hunt” experience with new deals on items like food, home goods, clothing, and seasonal products. This will be their 8th Maryland location.
Club Pilates coming soon to Fox Run Shopping Center in Prince Frederick. 751 Solomons Island Road North. 

Flavor Hive will be the second tenant in the former Boston's pizza building next to The Creek Sports Bar.  Flavor Hive is a modern, fast-casual halal fusion restaurant known for bold, customizable dishes that blend South Asian, Middle Eastern, and global flavors. It’s especially popular for its creative “walking chips” concept—where your favorite bag of chips gets loaded with meats, toppings, and sauces—as well as rice bowls, wraps, and loaded fries made with fresh, high-quality ingredients.
Look for a late summer opening.

Carib Fusions will be taking over the former Cool Runnings location at Merchants Square in White Plains. 4451 Crain Highway. Their grand opening will take place May 8-10th. We were happy to be the brokers for this transaction and wish them the best of luck in their new venture.

March 2026 Updates


March is the month where everything starts to shift. The heavy stillness of winter begins to loosen its grip, the days grow longer, and the first hints of warmth remind us that change is on the way. Hair Cuttery now open at The Shops at Fairway Village next to Weis.  4545 Fairway Village Pl, Suite 102.

Salad House coming soon to Brandywine Village. They will be located in the shopping center next to Taco bell.  They say they are planning for a Waldorf location as well.  Stay tuned! Be sure to like and follow for the latest details.
After you gave feedback to the owner, Playa Bowls has signed on at the Shops at Fairway Village in Waldorf near the newest Weis.  We will let you know when the grand opening is when they announce it. #comingsoon
Orleans Poboys is now open in Waldorf.  They are doing a soft opening this week with limited menu.  11481 Berry Road, Berry Patch Shopping Center next to Wawa.
Mason's Famous Lobster Rolls will have its grand opening March 11th at Park Waldorf.  They are located behind the Starbuck's and Crumbl Cookie building.
Mathnasium is now open at Armory Square. 437 Solomons Island Rd N, Prince Frederick, MD

Charleys Philly Steaks will be coming soon to Lexington Park at the former Burger King location 21650 Great Mills Road.

February 2026 Updates

Thawed out yet?  That was one of the worst ice storms we have had in a while.  Did you get anything accomplished while at home?  I spent time just decluttering and shredding old paperwork.  Its crazy how much stuff you accumulate as far as old bills, documents, manuals of stuff you don't even own anymore.  It was a perfect time to do so.  I also got to catch up on a few movies we had not seen yet.  Do you find it hard to get your family together to just sit and watch a move or do an activity together?  Everyone is always so busy with extracurricular activities that we are just to tired to make it thru a show now.   Kids are getting older so they have their own lives and things they want to do as well.  I try to get my family time whenever I can.  I hope you do too.

As a constant reminder the business openings I post are not all things I have done or our company has done.  I pull things from many different area brokers to announce to promote the area. If there is a business you want to come to the area please send them a message.  Hearing from the consumer is the best way to get them here.

Smash House MD has opened at 41656 Fenwick Street Leonardtown, MD.  They are locally owned and operated burger place that proudly use local beef, dry-aged for richness with hand-rolled patties.
Charleys Philly Steaks opens February 10th in Prince Frederick at 823 Prince Frederick Blvd. 

Adrenaline Raceway, an indoor electric go-kart track is coming soon to 3480 Catterton Place in Waldorf.  This is behind the senior center off of Post Office Road.  Its an all electric kart track featuring two different kinds of vehicles depending on your age group.
Weis is showing an opening date of February 19th for their new location at Fairway Village in Waldorf.  Dates are always subject to change.
Domoishi is now open in Leonardtown MD at 22845 C Washington Street.

January 2026 Updates

Happy New Year!  Did you break your new years resolution already?  I didn't even make any because its pointless. You just got to do it regardless of what time of year it is.   I hope you got to spend some quality time with family and friends over the holiday.  May 2026 bring you happiness and prosperity.  Its starting off pretty quiet around here.  Give it a few weeks and things should start popping.

K&K Adventure Zone has opened at the Fox run Shopping Center in Prince Frederick. 521 N. Solomons Island Road, Suite 34. 
O'Reilly Auto Parts and Sherwin Williams stores coming to La Plata next to Mr. Tire on Crain Highway. Work has already started.
Lux Sports Bar & Grill had their Grand Opening January 9th at Patuxent Crossing. 22576 MacAurthur Blvd.
Coming soon to Shops at Waldorf Center in the vacant former Panera Bread location.
Miss Toya's Creole House is a vibrant, upscale-casual dining destination that brings the soulful energy and bold flavors of New Orleans to Maryland. Hot Chicken Kitchen is having its Grand Opening January 17th at Waldorf Marketplace.
HCK Hot Chicken in Waldorf offers authentic Nashville-style hot chicken with a focus on customizable heat levels and flavorful, sauced-to-order dishes. It is Maryland's first location for the fast-growing franchise and is locally owned and operated.

University of Maryland Medical Center is opening new locations in a few areas.  
In La Plata they will have an urgent care facility at Potomac Square Shopping Center in front of Ledo's Pizza.
In Charlotte Hall they will have a family practice in the Charlotte Hall Shopping Center next to hooks and hangars.
In Brandywine they are also opening up a Family practice in the Brandywine Shopping Crossing shopping center near bebe nails and spa.
Starbucks is coming soon to Charlotte Hall next to Aldi with a freestanding building with drive thru.
