January 2023 Updates

Happy 2023!  No resolutions for me. Just keep doing what I'm doing and enjoy life.  Who knows what this new year will bring.  Hopefully something good for all of us.  Stay positive and be kind to each other.

Quick updates as of 1-24-23:

Cava Waldorf supposed to open by the end of January but subject to change.

Crumbl Cookies still shows no sign of construction in Waldorf

Los Compadres #2 Latin Market is now open at 4425 Crain Highway, White Plains.


O'Reilly Auto Parts now open at 3385 Crain Highway, Waldorf.

Planet Fitness La Plata showing opening date Friday February 17th 2023. 6655 Crain Highway next to Outback. Dates always subject to change.
Southern Maryland Axe has a tentative opening date of January 19th. They will be located at 70 Industrial Park Dr #1C in Waldorf.
Aldi in La Plata is showing an opening date of February 15th.  Its located across from Rosewick Crossing on Rosewick road.

Panda Express in La Plata says that they are trying to get open by the end of January. Hopefully everything works out.

There are a couple of bakeries coming to downtown Leonardtown. Flour donuts and bakery will be in the old bell motors building. Kneaded baking co will be with Salted Scoop.

A new Dairy Queen was approved for Leonardtown.  It will take the place of an existing Burchmart self serve car wash at 22875 Washington St.  It will be a while before we know when they plan to open.

CAVA opens in Waldorf Thursday the 26th at the former Wendy's location 3005 Crain Highway.
Old Navy will be returning to Waldorf at The shops at Waldorf Center!  Five Below will be moving out of their current location over to the former Charming Charlie's and Carousel space by Christmas Tree Shops.  They will have a larger store with more things to offer.  Old Navy will then take over the Five Below space and some adjoining space next door.  Lots of moving parts here so it will take some time.  Its great to have them back in the area.

I saw in last month's comments that you said the Western Parkway extension is taking too long, which I wholly agree with. Do you know what is holding up its completion and what the current timeline is for completion?

Just wondering Chris, I noticed another sign up on what once was going to be the Hughesville Station project across from the Harley dealership. Although its not one of your signs, its the KLNB people, do you know of any movement there. With College of Southern Maryland opening this spring just 100 yards or so down the street, thought maybe there could be interest in the land there. There's only 2 places to go for a quick bite to eat with Express/Subway and Randy's if your taking classes at the college. Would think maybe some food establishment's could be interested in some land there. Without some type of a sewer system in place that would probably hold alot construction back. Im sure the college has a really big system in place but would probably not let outside folks connect.

Is the Shoppers coming to Charlotte Hall going to have a liquor license?

Sorry Ive missed answering some of these comments.

The county process and I would assume money is holding up completing the road.

That land over in Hughesville is on its 3rd broker I think. I haven't heard of anything new going over there. Its a hard sell when you have to take access roads. I agree it would be nice to have more food options closer. I have the same issue when I take real estate classes right down the street.

I don't know if they transferred the liquor license over to the new owner. Honestly id be shocked if shoppers sold beer.

I agree with you Chris it does sit of the access road alot. I dont know what it would hurt if somewhere along Rt. 5 across from Harley they couldnt just make a entrance for northbound cars to exit unto the access road and then another exit from access road back onto Rt.5 northbound, no need for a stoplight if everything stays northbound. With classes getting out at the college there is going to be alog jam of cars exiting from Foster Ln. onto Gallant Green waiting for the light to turn green at the intersection.

Glad you like the page! I looked up the new retail center and they have an urgent care center, heartland dental, jersey mikes, Panera, and a nail salon.

Good Morning Chris Looks like some of your big plans you mentioned several months back for Charlotte Hall are in the works. Todays SoMdNews paper had a Public Notice about a hearing coming up for Chick-Fli-A 5,00sq ft. and 20,000sq ft. supermarket and a 30,000sq ft. relocation of the Farmers Market along with some pad sites for retail and 2400sq ft. restaurant site. But Im sure you already knew this since some of your signs are connected to this piece of land. Im sure this is nothing that will happen before the end of 2023 cause things move slow in government.

Also property transfer today showed Fairland Markets aka Mckays sold the shopping center for 6.5 million. Boy things are changing in Charlotte Hall, Royal Farms,Starbucks, Sheetz, McKay Plaza sell and now all this on the Public Notice today. Then there still is property across the street next to the 7 Eleven think its Charlotte Crossing with lots of pad sites listed.

Yeah things are progressing well. As a courtesy to our landlords I dont put out anything that is still in the process of approvals or not fully signed off on. The media does things differently even though it could all change and you get people all hyped up for nothing. We sold the Mckays shopping center to the new group. I think we should see the new market go in there in the coming months. We have lots working on the farmers market site. Hopefully everything will turn out as planned.

The newspaper was the SoMdNews that comes out on Fridays. You have to look through the Legal Notices, its like the 3rd section of the paper. They have notices from all three counties. Then in the Community section is where they have property transfers for the three counties.

To correct my previous post the land where the new McKays was suppose to go and never did is now called Charlotte Hall Station not Crossing. No mention anywhere if anything is going in there.

It amuses me Chris that you comeback with the comments 'I cant confirm or deny it" your in the know and I know you cant come out and say what is really going on till its actually official.

The Farmers Market area needs cleaning up and hopefully everything does go as planned, but the approval parts sometimes takes months and even years to approve.

I see that someone wants to change the zoning on a large part of land on the southbound side of Three Notch Rd from Mohawk Dr.to back behind Lighthouse Liquors on Charlotte Hall Rd. It was 22 acres of land and it was zone Rural something and they now want to change it commercial something. I believe that land sits right on the county line and some of that land is divided between St Marys and Charles counties.

McKay will have nothing to do with the new market. Hes out of it.

McKay is doing his own selling of lots on the cleared land he has in charlotte hall. As far as I know nothing has been sold or is planned.

Sooner or later that farmers market will disappear as we get pad site users. No lots will be sold off.

Also, do you know what is going on with the proposed shopping center next to the Popeyes in La Plata? Looks like all work has been stopped for the past few months after they got the ground work done. La Plata is definitely growing up though either way.

Nice catch on fresh green. Its not on Brandywine crossings leasing page yet so it must be a pretty "fresh" lease.

I dont think they have a tenant yet so that may be the reason for holding. You do some site work to keep your permit up to date.
