July 2022 Updates

Happy July!  Hope everyone made it thru the 4th will all their fingers intact.  Business has not slowed down.  I hope it has not for you either.  If there is something you want to see in the area send them a message.  It is important for the consumer to make contact so they know you want them here.

Panda Express is going to be taking over the former Sonic location in La Plata located at the corner of Route 301 and Route 6.  Renovations have begun.
Fung Fu Tea is coming to Chapline Place Shopping Center in Prince Frederick.  742 Prince Frederick Blvd.  They claim to be America’s largest bubble tea brand with over 350+ locations across the U.S. This is their first location in Southern Maryland.
Salsitas Grill is now open at Rosewick Crossing Shopping Center in La Plata.  
Cava is taking over the former Wendy's location on Crain Highway in front of the Shops at Waldorf Center formerly known as Festival.  I know you were waiting for this one so glad they finally came around.
Chipotle has been approved for the Charlotte Hall Crossing Property we represent.  It will take over the land that has the motel on it between Burger King and McDonalds.
Royal Farms and Starbucks were approved for Charlotte Hall.  They will take the place of the Wentworth nursery at 30315 Three Notch Road.

Bad Axe Throwing is coming to Waldorf. It will be located in the St. Charles Town Plaza between Rainbow and Dollar Tree. This looks to be the first location in Maryland. They have 38 locations in the U.S., Canada and the U.K. They are applying for their liquor license now.
Southern Maryland Axe is coming soon to the St. Charles Industrial Park at 70 Industrial Park Drive, Unit 1C in Waldorf.

Circle k is on hold.

This was the first I heard of the tea place. Looks like they have many locations.

Any idea why Panda Express thinks this will work out? Nothing is going to change location-wise... its still a horrible spot with terrible options foe entering and exiting which was Sonic's quick downfall.

Still dont have population for the bigger names. wealth helps but it was already here.

Ive posted about the wendys now.

Aldi is going across from lowes along with some pad sites.

Sonic didnt really fail completely. It closed as part of a deal when the other branches were bought. Every corner is going to have an issue but thats where they all keep requesting to be.

They are still working on the fairway village project approvals.

Jersey mikes looks like they are putting in equipment now. maybe a few months, need to hire as well.

Ill ask about the DQ

Ive asked about the old gym space. They havent called me back yet.

Chic fil a has looked in charlotte hall before before but has not even settled on a location. We keep in contact with them.

Does it make any difference that hardly nobody wants a royal farms or Starbucks in charlotte hall? Evidently not. It's been said that we aren't big enough to have a decent grocery store or restaurant, but can have all the gas stations and fast food places we want. Where's the logic???

Waldorf station is waiting for the county to finish the western parkway. Maybe another two years before we see anything. That's when they say the road will be completed.

You just named three stores that don't exist anymore.

Hey Chris! Is there any news on if anything will happening with the land where Stardust Motel used to be across from Roy Rogers and Tinder Box? There is soooo much space over there and great for some type of entertainment venue.

Stardust property is owned by a group that is really in no hurry to do anything with it. They also dont want to sell it or break it up. So its a different kind of beast to deal with.

Hi Chris, can you reach out to At Home decor store to see if they would be interested in coming here? I think the Shoppers food Warehouse would be a great location for them, I notice they have a couple stores in MD now. Also do you know what the time line is for the opening of CAVA and Raising Canes? Is there any plans for AMC to remodel and any major renovations in the plans for St. Charles Towne Center?? If Simon Properties did to St. Charles TC what they did with Springfield Towne Center, they would cleeeeean up! They would have folks from the Mechanicsburg area, King George, PG county and other areas with no access to a substantial mall. That mall needs to attract some new tenants and anchor stores because Sears is just sitting there and that could be the new AMC or even some type of family entertainment arena. Waldorf residency is on the rise and we need more activities for families.

As someone who lives in King George I can almost assure you there will not be an influx of business coming from here to the Waldorf mall no matter what they did to it.

That is interesting because the only other mall semi-close in proximity is Spotsylvania Town Center. Well nonetheless, the mall needs to be completely redeveloped.

I believe they aren't interested in the Waldorf mall because of the crime in the region. Just guessing.

As an active duty military member, I can assure you that there will be an influx of people from King George county shopping in Waldorf if the mall is redeveloped.

Malls are a dying breed... my personal opinion is you'll see it go the way of Landover, Landmark, White Marsh etc. before anyone spends major money redeveloping it.

Spotsylvania Mall demolished the Sears when it closed ans is redeveloping the space as condos/apartments.

Raising canes said they will open late this year. Ive sent messages to at home with no response. Cava im not sure if they are going to use the same building or not.

The mall and AMC have had remodels in the past. I dont see them doing anything soon.

Mall has a lot of old non compete clauses they have to filter out but I think they dont want to spend the time fixing it.

You are correct apartments up on the hill in la plata.

And open-air Town Center shopping experience might be a good replacement for the Charles Town Center Mall, if the right tenants can be lured into the county.
Cheesecake factory, Medieval Times, Dave & Buster's, upscale bowling experience like Lucky Strike in Bethesda, etc...and a select group of stores. Article:

I thought that is the type of shopping that will eventually go in area where Embassy Dairy used to be. A mixed shopping center including medical bldgs and townhomes - similar to Waugh Chapel but I could be wrong.

This would be an amazing feature to Charles County! With all these new housing developments, we still have to take substantial drives out of the county to find a variety of dining and shopping. Waldorf has soooo much potential. I was raised here and it used to be a lot more to do such as more movie theaters (Smallwood and over near Bed Bath & Beyond), a GOOD arcade in the mall with laser tag, toy stores galore! I hate to see it in the state it’s in now because it’s growing residential wise and doesn’t seem like businesses want to come here. It’s sad but hey it’s life, unfortunately! Hopefully things change really soon.
