August 2022 Updates


Overall I'm not a fan of August.  I have a couple of wonderful birthdays to celebrate during the month but mostly it just means summer is coming to an end and school is starting soon.  Feels like they put the back to school stuff out earlier every year!  Every day feels like Sunday.  Things are moving too fast and I try to dig my heels in and try to stop it from happing but its inevitable. What can you do but try to enjoy every day with your friends and family because at the end of the day that's what is most important.

Since this was mentioned a few times I figured I would post it.  These are the new apartments going up along Route 6 in La Plata.  There will be 37 units with high quality fixtures.  They will be mostly two bedroom units but a few will be one and three bedroom as well ranging from 900 to 1200 sf.

At Fox Run Shopping Center the Burger King is now open and it looks like Tropical Smoothie is the last one yet to open in the new strip center up front.  Open tenants include MOD Pizza, Great Clips, Starbucks, T-Mobile.  Popeye's is finishing up and should be opening early Fall.

Brandywine Village is under construction at the entrance to the Chadds Ford residential development.  So far they have 7-11, Taco Bell, Tropical Smoothie Café and Navy Federal Credit Union signed up.
O'Reilly Auto Parts is taking over the former Rite Aid in Waldorf next to Chick-fil-A. Renovations are under way at 3385 Crain Highway. O'Reilly is new to Maryland so this will be one of the first locations.
IL Gusto Ristorante will open August 22nd in the Rosewick Crossing Shopping Center in La Plata.

Chesapeake Doughnut Company has opened in the Westlake Square Shopping Center. 3350 Middletown Road in Waldorf.  This will be their third location.

Thanks Chris for all you do...time is certainly flying by its hard to believe summer is almost over.
Any word on what they are going to with the two closed Mckays stores in St Marys

Chris, I was at McKays in Charlotte Hall on Sunday and the cashier told me that they are laying people off….The seafood, meat, floral and hot food areas are all closed and staff let go. The shelves are getting really bare. It’s been bad for months but it’s really bad now… The cashier said she and all the cashiers were given two weeks notice to find new jobs…..

Oh thats horrible, I thought they were going to keep that one open. We are trying to find some better tenants for the area.

Yes, they will close completely in 2-3 weeks. They are keeping Hollywood store

Let's see. We have a wawa, getting a royal farms, all we need now is a sheetz to take over mckays to round it out. Can't have enough gas stations in a 5 mile radius.

Thanks Chris for keeping all of us in Southern Maryland informed of what is to come! Have you heard any updated rumors/speculation on what is in store for St Charles Mall? I was in there a couple days ago and it made me very sad. So many good retailers are gone, only to be replaced by lousy ones. What gives?

Chris, I appreciate you keeping us informed of new openings in charles/waldorf,md., but what about the development/plans the county had out for what they had planned for beside and behind SONIC that included a senior citizen development and other stores

Based on other similar mall fates my two cents are that it'll be allowed to continue to free fall until it's no longer financially viable and they'll sell the land to the highest bidder willing to demolish it.

I'd like to see more sit down restaurants like Busboy's and Poets, Matchbox, and Medium Rare. Any plans for more sit down options in Waldorf?

Who would want to open a business in Bryans Road? There's no through traffic because 210 leads to a half abandoned military base and the place is practically in the middle of nowhere. Hate to say it, but just being honest.

Supposedly a local businessman, Sean Earley, is buying both the Hollywood and Charlotte Hall stores. Don’t know the plans for sure other than that.

Nothing new for the mall. I dont see anything changing. They are still working to get new tenants. I believe they have another food user coming to the food court. Covid messed with tenant leases. no one wanted to pay during that time which i understand. I think thats why old navy bailed out. Malls are just not popular anymore. They also become babysitters where people just drop off kids. The big boxes are owned separately like condos so the mall does not control them.

first watch looked a long time ago but i dont think we had enough morning people to sustain a location.

The Waldorf station project is stuck waiting for western parkway to get done. They are marketing it but its going to be a few years.

MOD pizza has looked in waldorf but so far i dont think they liked any locations available.

i dont see a lot of new sit down restaurants until we get butts in seats of the existing restaurants. They cant survive on dinner crowds alone. Im in a different restaurant 5 times a week for lunch and they are all empty. plus no one will work!

Cant speak on the mckays right now. Ive only heard rumors.

County is not helping bryans road if you cant develop homes there. New WCD zone killed it. No growth no business.

We've been in Bryans Road for 22 years now. There is plenty of thru traffic; those short-cutting to congested Waldorf from either Accokeek or Ft. Washington. I don't know where you live and If you've been to Bryans Road lately, HOWEVER, we moved into our new development 9 years ago, another was finished approximately five years ago, a preserve development is being built now as well as Bryans Village. Also, new developments have been built in built in Indian Head as well. Either do your homework or take a ride or perhaps both...

Evidently somethings wrong with your books. Your comment "if you can't develop homes there" is an untrue statement. Two new subdivisions have been built in Bryans Road in the past 5-10 years and two are being built now. New home prices are between 500k & 690k. Either there's a hidden agenda or...it's the demographics... which it usually is.

There have been projects in the works for YEARS waiting to get school seats so they can build. Anything that was on paper with permits was still allowed to go forward after the WCD zoning changed. So I'll put an asterisks on my comment and say no future growth after those projects are completed.

Chris, I live in the Pinefield development and see that there is road work happening on Rt 5 for the new Waldorf Station so is this portion of the development starting soon?

It may be for the western parkway expansion that is supposed to be completed in the next year or so.

No, you're just trying to play the tired race game without actually saying it. Really it gets quite old, it makes zero sense why there would be major scale retail development in Bryans Road and it has nothing to do with black vs. white no matter how bad you want to try.
