Hey April give me some sun and less wind! Is everyone is having a good start to Spring? Hope everyone is getting in some family and friends time. Its always important to stop and make some memories. Take pics and videos too. Take a little vacation to get away from work. Cherish the time and get your face out of that screen!
UPDATE: Crumbl cookies has started construction in Waldorf!
Raising Cane's in Waldorf now has an opening date of May 23rd.
DSW Shoes will be moving from its location at Waldorf Marketplace over to The Shops at Waldorf Center in the former Modell's spot next to the pop up and grow space right on the corner. No word on a move in date yet. There are a few construction sites on Rosewick road currently. The one closest to Radio Station Road is a new storage facility. The other is closer to the railroad tracks and that is the other entrance to the Piney Grove residential development.
I was going thru some construction site bids and we have two new O'Reilly auto parts stores coming to St. Mary's County. One is next to the Dollar General in Hollywood at 23836 Mervell Dean Road and the other is planned to be in Lexington Park at 21400 Suburban Drive and Great Mills Road.
I know how you love car washes so here's a new Tidal Wave Auto Spa planned at the corner of Rt. 235 and Rt. 4. There will be two other pad sites at this location for other businesses.
EDIT: Burnbox Waldorf is showing May 5th as an opening date.
California Tortilla now open in the St. Charles Town Center Mall in Waldorf.
A new drive thru concept Rita's is now open at 22168 Three notch Road in California, MD
April 27th two of the Shoppers locations will open in St. Mary's County. Patuxent Crossing (formerly san souci plaza) 22599 MacArthur Blvd, California and Brenton Bay at 40845 Merchants Lane in Leonardtown.
Hobby Lobby in Waldorf opens May 8th at 3009 Waldorf Marketplace.

Definitely not happy with DSW moving. Parking at the Model location is horrible and with specially with the food trucks on the weekend near by.
I agree. It's terrible on the weekend.
First off, I think Pop & Grow needs to move to the old Sears spot at the mall! More space for vendors and parking.
I know I said Pop & Grow should go where Sears used to be but a Main Event or Dave & Busters should really take that spot. Maybe it could save that mall. Maybe a Cheesecake Factory as well.
Totally agree about the Pop Up and Grow. They have outgrown that space for sure. I avoid that shopping center on the weekends now. It's not fair to the other businesses there, especially with DSW moving in right next door.
2 posts..... It took 2 posts for the resident mouth breathers to bring up Cheesecake Factory..... Has to be a record.
I'm sure Wegman's, Whole Foods, Harris Teeter etc. aren't far behind. Then all the gripes about not enough "high class" shopping options in Waldorf. Oh, and then the Nanjemoy crowd will pop up.
Smh... It's a tale as old as time.
Well with all the residential development that is occurring in Charles County, I believe it is important that we get those types of quality grocery shopping options but more importantly we need some more entertainment options for families and kids because right now there are not many options for entertainment here. So yes, I am the "resident Mouth breather" that is going to bring these ideas up! If you do not like it then find another blog!
For the thousandth time, we are not getting a Cheesecake Factory.
Or you could actually READ this blog and see the 20 past posts about why there will be no Cheesecake Factory or Wegmans.
Yup,Chris has explained it numerous times.
I'm sorry your family and kidses can't occupy themselves by reading a book or going for a walk in a park etc. and the only way to entertain them is a new arcade or other unnecessary new attraction to draw more traffic to the area.
Please stop posting negative comments to your neighbors. We all live in the community and should be friendly to one another. Some may be new to the blog and have not seen past posts. And it doesn’t hurt to keep hoping for certain businesses to come to town. Stay positive.
Thank you! I don’t know why people choose to be so nasty to others? People truly lack respect these days!
Reading a book or walking in a park is not for everyone my good fellow! It’s always good to give kids and families some options to enjoy their times together. Y’all always yelling about crime but there’s not much for these kids to do. I’m a long time resident to Waldorf and I’m 31 and when I was growing up here we had toy stores, a booming mall, arcades, go kart tracks and more and then all that was taken from the area. Stop being closed minded and rude and open your eyes to community needs.
Do you think we will ever get a At Home Homestore here in Waldorf? I think they would do really well here.
Everyone, this is a commercial Real Estate Blog showing others what is coming to the areas we live but not a site to complain about what is not available because Chris and his company actively send out messages to all companies on what is available in our area and then it is up to that company to determine if the area can support their business. I would suggest that you send letters to your local city/county government officials with your concerns. This would be the best place to discuss your concerns and ideas.
Thank you Chris for keeping all of us up today on all the new or changing businesses coming to the area.
Chris, I noticed something showing retail development called Berry Road Corner coming soon off of Rte 228. Do you have any information on this project? I appreciate any feedback you may provide.
Berry Road Corner
Hey Chris, is there any current plans for the space where AC Moore used to be or even where Office Depot used to be? I would love to open a venue space and love the sizes of those spaces.
So the pop up and grow is done by the owners of the shopping center. So they wouldn't go to another place not owned by the same company. They are basically renting out booths to local businesses. I suppose if it becomes an issue they would change things.
If we don't have a larger population you will never see the things mentioned above. People are upset as it is with the home building and traffic.
I've been here 46 years and yes things were different. Technology has killed a lot of things. People not following simple rules kills things. Malls everywhere are dying out. It takes money to build family entertainment centers. Who's putting up the money? Where are you getting the investors? Then you build it and the people that go there don't respect it. Id love to have tons of things like arcades and go cart tracks but someone has to want to do it.
Berry Road Corner is a business park we had and someone has bought the whole project. There will be a few pads for retail out front but the rest is going to be office or warehouse type stuff.
At home is a big store around 110,000 sf and currently there is no where for them to go if they did want to come. They look like another user that wants to be in a heavily populated location.
The former AC moore is 22,100 sf and office depot is 17,000 The center was just purchased by a new company so hopefully they will get in some new tenants soon.
Chris, I just saw a notice that the 7-11's that just opened across from San Souci Plaza and Great Mills High School along with the new Dollar General near Hermanville Road on 235 are now for sale. Is this just a developer thing that they build them and sell them off once open? The 7-11 at Great Mills has been open just 2 weeks.
You stated "Berry Road Corner is a business park we had and someone has bought the whole project. There will be a few pads for retail out front but the rest is going to be office or warehouse type stuff."
Was this due to lack of interest to get businesses to commit to that location? That business park has been mentioned a lot for years.
Is there any information as to what retail is being sought for the two pads?
Yes Mike That's what those groups do. Build, put a long term lease in place and sell to an investor. They are good investments for people new to that because the tenant usually maintains everything. Some are sold even before the building is completed because the lease is already in place.
The berry road project was caught up in a legal battle. We had lots of people interested but they walked due to the time it was taking to settle things. It will be in good hands with the next group. Republic who was advertising it has nothing to do with it anymore. Business park land has smaller group of retail uses allowed so it could be professional services, daycare, medical, some types of restaurants and limited types of general merchandise.
What is going on at the intersection of Mattawoman bean town road and pine field road? They are clearing land there.
Thank you so much Chris for all you do!! Your efforts and information is truly appreciated!!
Agree!
If its a large parcel being cleared it is probably the Residential part of the Waldorf Station project. Since the retail portion is on hold while the western parkway expansion is completed they are working on this area.
Thank you for the comments, I really appreciate it.
There is plenty of stuff for kids to do in the area... There are parks with football, soccer baseball fields, basketball courts. You have the ice skating rink. The putt-putt course on 301 and in Waldorf. We have the movie theater and bowling alley. I dont buy this "theres nothing for kids to do to stay out of trouble" maybe raise your kids better and they will stay out of trouble.....
Haha well I’m definitely not going to argue with you there! Parents definitely have a huge part of their child’s behavior and these kids are out of control. And, when you actually point out those activities I guess you’re right! I guess I just Waldorf to look like the Short Pump area in Richmond that literally has everything. Thanks for the insight though!
Lol..... nor dave and busters
Not getting that either
Chris, thank you again for all of the feedback you provide throughout the month. In relation to the Western Parkway expansion, is it being held up due to funding? I know you are more than likely tired of the many Waldorf Station questions so if there is a place we can go to get updates on progress it would be greatly appreciated. Again thank you
Waldorf needs a Cabelas or bass pro shop!
But before that happens major upgrades are needed on route 5/301! Strip lights and better overpasses…. How many times just traffic not hit speed limit!
Western parkway is waiting on permits from the last reports I read online.
I know we have traffic problems but putting in bypasses will make it look like Clinton and kill multiple businesses on every corner. Its been discussed before.
Everyone who drives Rt 5/301 will never see relief because PG county and MD DOT keep putting in more traffic lights. I just heard that the new Townhouse development next to Brandywine GMC will have a traffic light installed to add to our frustration. This development alone will add more than 200 units and then there is the large development at Timothy Branch, and then at the Wawa there is a 75 home development going in behind it and 196 townhouse development across the street and that development is part of a large 800 acre planned development to include house and commercial. The last housing development in this same area will be on Rt 5 across from the Pinefield development so plan for even worse commutes.
Chris are there plans to build something next to the Golden Corral restaurant on Route 301 in Waldorf? I see construction fencing up.
Yes it will be a two story office and retail center. A local attorney will take the entire second floor.
ok thanks. Please send updates when you know which retailers will be on the first floor and completion date. Thanks.
I heard Bed, Bath and Beyond is folding. World Market world be great in that spot.
Any news on what is happening with the old Wentworth Nursery in Charlotte Hall? It’s becoming a dumping ground and I even saw someone dumped blue crabs in one of the buildings!
At the last Public Hearing for whether the Chick-fl-A and the Aldi would be approved I asked the developer when something would be done with the Wentworth site. I said its pretty much a eyesore right now. He said it was tied up with getting permits to clear the property.
Its approval for the Royal Farms was about 2 months behind the Chipotle approval, so maybe in about another couple of months. I go past there several times a day I cant see any dumping going only people being scavengers and digging up plants and flowers from the site and taking down the buildings..
