Happy New Year to you and your family. I look forward to reading your posts. Can't be more thrilled that Waldorf is finally getting a Sonic. I was wondering if you could answer a question for me. I'm originally from Waldorf but lived in a New Urbanism community in Gaithersburg, MoCo called Kentlands for a few years. It's the original live, eat play community with mixed use buildings-commercial and housing. Are there zoning restrictions in Charles County that would prevent the development of something akin to the Kentlands in Waldorf? These types of communities are growing rapidly in MoCo and NoVA. Just wondering why not here?
There is a plan to do something similar on maybe a smaller scale. The county has changed the zoning on Old Washington road in the area between Leonardtown road and Acton lane. There will be two zoned areas, Waldorf Central and Acton Urban Center. The project was designated the Waldorf Urban redevelopment Corridor. The zoning will make you have retail with office and residential above it. Like what you mentioned. A lot of it is based on the light rail coming to the area which is supposed to go right beside the current CSX track. The rail will take you from White Plains to the Branch Ave. Metro station. The county is going to have to put in a lot of infrastructure to make this downtown Waldorf happen. I wouldn't expect to see much for another 15 years.
I really miss Brasas Grill!!! Is there any word on whether they may return or what might happen with that space?
The owner has decided to open a restaurant in Washington DC. She will not be reopening the store here. Hopefully another restaurant will take its place.
Do you know what the structure that has just been built beside Mr. Tires and is the site where the old Flamingo Club use to be is going to be?
I'm happy about having more dining choices in The Waldorf area. Is there a possibility that any of the following chain dining options may come to the area in the near future?

- I like the food choices in Brandywine although there could be a larger selection. Is the Carolina Kitchen still opening and when?
- Any word on grocery stores with natural foods coming to Waldorf or Charles County? What's going at the corner of Billingsley and Piney Church right across from Stadium Sign?
Is it true that st Charles parkway is supposed to have stores and restaurants up from billingsley down to rosewick? I heard its supposed to be like Reston.
Carolina Kitchen is still on the way. Should be getting started soon.
The corner of piney church and billingsley was sold to a small developer to do a small strip center. No word on tenants yet but they were hoping to get a brand name daycare center.
The information being put out on the st. Charles parkway property is false. There are no plans for the land yet.

I am curious about the type of restaurant options that open in the area. It seems that when one type of restaurant opens, it's followed by 2-4 of the same type.
For instance the Peruvian rotisserie spots - Waku, Pollo Loca and now Fuego's have all opened within a year timeframe. Same with the frozen yogurt, add your own toppings shops - I've counted about 4 that have all opened around the same time. Is this a deliberate move? Why do we need so many of the same kind of
restaurants within a 3-5 mile radius? I'd love some more diverse eating options although I realize the demographics may not support it.
I'm genuinely curious about it - any input anyone can provide would be great. Thanks!
Basically whatever the newest thing is people jump on it and then you get several groups with the same concept opening up shops. Same thing happened with these vape stores selling those e cigs and other accessories.
