Brandywine Crossing Update

As of today all tenants have had their spaces turned over to them to begin their construction.  We have just sign on AT&T as a tenant as well.  Hanabi is well under way and may be the first to open.  Usually restaurant fit outs take around 3 or 4 months depending on how fancy they get.  Keep you posted!

Good to hear. Was just thinking about how well the movie theater and Cheddar's is doing. Did it surpass expectations? There are many sold out shows and hours of waiting for a seat, both things *I* consider successful. But do the powers-that-be think the same way? And how are the others faring, namely Bone Fish and Chevy's?

I have just purchased a home in Cheltenham, MD and have visited Brandywine Crossing as it is my closest shopping/dining hub. Is there any possibility of bringing more mid scale quick/ convenient dining options? Examples would be Panera Bread, California Tortilla, Founding Farmers, Atlanta Bread Company, Nando's etc? I need somewhere to get good fresh food for my family that doesn't involve me going into Waldorf. With the profile of home development in the area there should be no reason to be in a food desert. This goes for grocery stores as well. Food Lion or Safeway seem to be my only options. Wegmans, Mom's, Whole Foods, Trader Joes would be a great fit for the area.

Do you have general info on the center: Total number of existing tenants; Total number of businesses at full build out; Average number of daily visitors.

The stores are doing better now that the theater is open. Bonefish and Cheddar's are always busy but Chevy's doesn't seem to do as much business. Overall the first phase still has a few vacancies since the beginning. They are asking a premium price for those spaces and the sizes may be to large for smaller users. We have completely leased out the second phase except for one pad site. We have a few prospects looking.

There are currently 45 businesses total in the complex including costco, xscape, and carmax. Over 500,000 sf of space. maybe 50 businesses total at capacity. This is not counting the new medical building which is another 60,000 sf and will have many different medical users in it.

I see a sign for a medical building at Brandywine Crossing. Where exactly will that be located? Any plans for another phase? What are they building furrher north where 301 and 5 meet?

The medical building will go next to the theater on a 4 acre parcel of land. It should be up by next fall. There is no plan for another phase to the center. I have the golf cart dealers property for sale so someone could come in and do a small group of buildings in the future. I think there may be some homes being built but I'll have to check on that.

This is great news and updates. But hope they bring more private sector or government jobs to the area. I like how California MD has a mixture of both commercial, private and public sector businesses. Very disappointed with the Car Max and the Advance Auto Parts are in the area. Rather have seen a LA Fitness gym there. With a gym will bring health conscious business and just overall business. Also what are they doing with the Brandywine autoparts? I notice that it has closed will this be used for business as well. The Golf cart property great idea and prime real estate. I live in the Chaddsford community is there anyway we can get a cross walk at that busy 301 intersection. Very dangerous when residents cross it. I think we need a Vietnamese, Indian, Caribbean, Chinese, Mexican, Ethiopean dinning in the area :) be a great look.

Fudds will go into the first building closest to McDonald's. They are in around 4,000 sf.

Go to their websites or watch for banners that they usually put out when hiring begins.

Chris, this is a little unrelated but are there Any plans for the now vacant Mimi's cafe? I'd love to see a macaroni grill take that spot.

Currently no. Mimis is still on the hook for a long term lease so they should still be paying rent. If they get a class A tenant they may let them off.

It's still coming. They should be starting the interior construction already. They are in the rear section that faces the highway, north end.

Nothing I can talk about yet. We are very close. There will not be one in brandywine. 2 in charles county.

What about a fresh smoothie place and a whole food market? We need better choices for our families. Having to travel far out just to buy fresh food is nerve wrecking at times.
What are the chances?

Hanabi should open in a month or less.
Whole foods will not come to the area. If a smoothie place calls I would be happy to find them a space.

Any plans for an all you can eat seafood restaurant in Charles or St. Mary's? What's going in the old McKay's store space on Great Mills road? When will CSM break ground in Hughesville? Thanks

What happened to the Rips restaurant and the seafood restaurant that was adjacent to it on Crain Hwy? The seafood Carryout was my favorite. Did it relocate? I can't remember the seafood Carryout name. Thanks

Carolina kitchen is just moving very slow to get started. Maybe spring opening.

No plans for any other seafood currently but we need one.

The Rips and everything associated in that area is in disrepair. The long term plan is it will all come down and be part of a redevelopment of the area. That and a few other parcels of land are owned by Chaney enterprises. I posted about this a while back: http://shashoconsulting.blogspot.com/2013/03/waldorf-station.html

The CSM project in Hughesville will not get started for probably another year.
