Brandywine Crossing Phase 2 Tenants

Here is the list of current tenants that will be moving into or have already moved into the second phase of Brandywine Crossing Shopping Center.  Construction has started on everything so we hope to see things progress quickly weather permitting.  Looking for a late spring opening.  We have one last space we are working a deal on so when that is complete you will see it here first.

I would like to know if it's possible that we could get a Sonic in Waldorf, Maryland? I think they would make good money.

We are working with Sonic on finding a site. We had one but the land owner decided not to sell. There will also be one in St. Mary's County in front of Dick's and Kohl's.

I'm sure that Sonic will find a location eventually in Waldorf. It's got to be tough because they probably take up more space than a typical fast food.

Any idea if the Fuddruckers going into Brandywine is going to have a drive thru? I noticed that some of the ones they are doing now have them.

Very hard to find a large enough space that's wants to sell and at the price they want. Fudds will not have a drive thru.

Hi Chris,

What are you thoughts on including a Copper Canyon Grill as a possible Waldorf/Brandywine restaurant? I hear that it is very successful in the Glenarden area. Since the population there is similar to Waldorf/Brandywine, perhaps it would be successful here.

I agree with waldorfmom. I use to travel to silver spring just for copper canyon grill but now I go to the glenarden location. It is definitely my favorite restaurant

Copper Canyon looks like a very nice place and on the higher end. I think it would fit nicely in the area. I have left them a message to see if they are expanding.

PF Changs has no plans for the area. I did a blog about why a couple of years ago:

I know this May be a stretch but do you think Pappadeaux seafood kitchen would consider expanding to this area? This area is really the right fit and it is also more upscale but they have none on the east coast. I ate at the ones in Houston

Chris - off the record, I think the saddest thing about Brandywine is that the Albrecht family chose to put an ALDI geared toward low income families. I go there ocassionally because they do have some very high quality German imports, particularly holiday pastries and candies. You can play baseball in that store. If that same space was their sister store, Trade Joe's, it would be MOBBED with customers.

Anonymous, that was not off the record, it was there for all to see. I don't like NIMBY attitudes. People, low income or not, are people, and they need places to shop and to live.

I think that places like Trader Joes, Whole Foods, and Wegmans would end up doing well here if they locate. I can understand their reluctance though. I wonder how well that MOM's Organic Market is doing here? I remember reading on here about distribution centers for Whole Foods as one of the challenges for them but that always surprised me as they have locations in Old Town and Annapolis which are both not too far out. Plus I've seen whole foods in some pretty remote places too.

Is ALDI typically empty? I am curious about how corporations do research to determine which communities they should put a Trader Joes in as oppose to an ALDI. Also I wonder what determines whether a Cheesecake factory/PF Changs versus an Applebees would fit in a community. Is it merely numbers or is it socioeconomic status? Waldorf/Brandywine is a very diverse area with regard to socio economic status so I think a wide range of places would be successful. I hope (with the success of MOMS) that more corporations choose this area to expand.

Cheesecake and PF Changs need a solid lunch crowd which Waldorf doesn't have because everyone commutes to work. If there were some better jobs that didn't require people to commute to work then it would be easier to justify some of these things coming in.

It's also unfortunate that a lot of the places located to Brandywine instead of in County. Carmax and some of the restaurants like Chevys, Bonefish and fuddruckers shouldn't have had to go out of County. Also its really too bad that a new theatre didn't end up happening in Waldorf. The plan for the town center would have been nice if it ended up happening. Also to note about higher end places like PF Changs the empty restaurants like Bennigans and Lone Star can't even get filled. Its tough in Waldorf sometimes but if something could be done to attract jobs here that would help. The County should work to focus on that. This plan for an urban center with train service is not realistic at this time but even that would be helped by job creation.

Chris has said for years that a lot of high end retail is interested in Waldorf but they all say we need more daytime population. The county has to focus on attracting more businesses. Also I noticed some of the housing developments don't really impress new home buyers. Even PG county has more upscale housing developments.

The Town center would have been nice but honestly I don't think the Peterson cos focused much effort into the center. They were more focused on national harbor and missed an opportunity to get the stores that went to brandywine crossing.

In regards to the movie theatre in Waldorf I thought even with the nice renovation it would suffer due to great escape in brandywine. But after two years it is actually doing better! A lot of patrons prefer the Waldorf movie because it is not as big, has leather recliners, and reserved seating. I also prefer the Waldorf location, sometimes the brandywine one gets a little rough.

The theatre company in Brandywine was horrible going into it and it's unfortunate that the site couldn't attract a bigger name that was better run. It oozes cheapness throughout their building.

New business is essential to the county but I don't see much effort in attracting it here. It would be nice if there was more effort on the part of the county commissioners to focus on that but it's never been a concern and there hasn't been any results either.

Aldi actually owns the property they are on, it does not belong to the family.
Bennigans has a new building owner and is looking for tenants. We just sold the lonestar to a new investor but it will take some time to fix because someone went in the building and stole all the copper out of it. That's why its been sitting.
As for the theater several other companies had a chance and could not get their act together and this one finally stepped in. I have not been myself but I have heard the same complaint about not being able to reserve your seat before you go. If that theater had not built then the AMC would not have renovated. So be grateful for that because AMC pulled their permits several times from what I was told every time the theater in Brandywine dropped out.
Business are essential in getting the big names here. The Charles County Economic Development group has worked with us on getting larger companies to the area. Unfortunately they go elsewhere for reasons they never fully explain to us. Part of it is they always want to be closer to the beltway. There is only so much we can do. People didn't want the state to build the children holding facility in the Acton industrial park, the people in the town of La Plata are fighting the super Wal-Mart. Both would have created more jobs and construction work. I know they aren't professional businesses but its jobs. I'm trying to get bigger medical groups here and filling up our offices but if they go to P.G. county they get more kickbacks. How do we compete? We have the EDC looking into it for us. Most of our commissioners are business friendly but there is another election coming so we will see what happens. Maybe if everyone that commuted to D.C. told their bosses how much cheaper it would be to run their businesses in Charles County we could snag a few large groups. No parking fees, cheaper rent, less traffic. Who knows? Happy New Year.

For now I am satisfied with the county but expect more progress in the coming years. We have stores that neighboring counties wish they had. One tract the county may also want to pursue is in the way of tourism/family oriented attractions. Small theme hotels, waterparks, miniature golf, go cart tracks, modern bowling alley, etc are things that could encourage locals and travelers to spend in Waldorf. Until we get the office jobs we want lets get some tourist dollars. Being so close to DC and having an abundance of restaurants and hotels makes us a great place if we get the commissioners to focus:)

I agree that the Brandywine theater has a very cheap feel. The reclining seats are already not working half the time. I prefer the Waldorf theater but can never get a reservation. Charles County has a lot of good income families so I don't understand why we cannot get better businesses. All the little no name restaraunts are busy the first 2 months and then they are empty. I am so tired of all the pharmacies popping up. We do not need another pharmacy. Tired of going to VA.

Anonymous - if you have a tablet or iphone download the amc app and you can get reserved tickets faster. It is much better and you can pick your seat.

OMG! Do we need another Dollar store? Between the pharmacies, banks, gas stations and the dollar/cheap stores we won't have room for anything decent. Family$, $Tree, $General; Tuesday Morning; Big Lots...give me a break.

They look at demographics and open up shop. At least its not a $1 store. They sell many things like groceries, etc. but the name always throws people.

I just talked to Firehouse today. Still looking for a spot they are happy with. Corporate is very picky.

Firehouse in one of the spaces by the gym across from Giant maybe? Tons of space over in the marketplace too. I saw that Firehouse has locations with a drive thru. Maybe by Chipotle in the old bank site?

No idea about the malls tenants but possible since the Christian bookstore went out. They have their sign up at the Shops at Waldorf now.

Can't do firehouse at the old bank due to restrictions on that building.

Have you heard anything about little tavern shops reopen ing? I know there is a new owner but he is looking for locations in the DC area

Today, I saw that a new pho restaurant is opening in the Waldorf marketplace near the old Hollywood video. I'm not a huge fan of pho but I'm happy to see new businesses opening in the vacant areas. I just wish someone would open a juice bar like Jamba Juice!

Please, no more fast food restaurants, Dollar Stores, banks, gas stations and other cheap stores that turn into eye sores quickly.

We need decent stores, decent restaurants, upscale grocery stores. I am tired of driving to Annapolis or Columbia mall for shopping and better restaurants.

All Waldorf is known for is for horrendous traffic (which also needs to be fixed) and a crappy mall.

We are becoming the old Laurel Rt. 1 strip before they began cleaning up that area.

None of that comes without the type of jobs those areas have. Until that happens and the county gets serious about that things will continue exactly as they are.

I have been in Waldorf for the past 5 years and I have yet to find a decent seafood restaurant. And as I will concur with the idea of putting some small attractions in the area so locals and passerby will spend. Keep in mind that the traffic is and can be very congested. Looking at traffic on a regular on Saturday mornings coming into Waldorf between 8-9am reminds me of rush hour
traffic during the weekday.

Hi There,
Can you guys PLEASE bring a Wegman's and a Cheesecake Factory?!!! Not necessarily at this location, but in Charles County. There are NO whole foods grocery stores in Charles County. We're going to PG or other counties. And DITTO for Cheesecake Factory. Thought one was coming at the corner of 228/ Rt 301 where
the new Silver Diner is. Trust me, if you build it, THEY WILL COME! I was told by my HOA folks that they need the "day time tfaffic"..REALLY??!!! Once you build it, you'll get the folks.
Most of us in PG & Charles counties travel to DC or Anne Arundel or Howard county for the nearest. And THAT's crazy!!! I'd rather keep the $$$ where I live in Charles County. Your company (Shasho)is everywhere in Charles County and you own most of the Real estate there. So hope you guys can make it happen!! :-)

We do not personally own any of the properties with our signs on them. We just represent many properties.

Potbelly is looking for a spot but they all want spaces on main and main and that just isn't going to happen. They gotta lower their standards a bit.

The County and that location does not need any other Danny's or Dollar Tree stores. We need a Whole Foods or Trader Joe's. And we definitely need the roads in that area expanded to reduce the bottleneck.
