April Updates 2022

 

Happy Spring! Well not spring like temperatures just yet but we are getting there.  I cant wait to get outside and enjoy some crabs and sunshine!  Hope everyone has a great month!

Its time for another explanation of why we can't get a _______ in Southern Maryland.
This example will be Dave and Buster's.  I talk about needing more population until I'm blue in the face but no one believes it.  Here is what D&B require to come to an area directly from their website:

"Super-regional draw: 700,000 to 1,000,000 daytime population within a 10 mile radius of the property."
"Average guest will travel 22 minutes to visit a D&B store."

Daytime population means who is in the area during the day and not away working in D.C. or somewhere.

Currently if you look at the Mall as a possible location there are only 200,000 people within a 10 mile radius.  So you can see that makes un ineligible for one of their stores.
Scandinavian Designs Furniture will be taking over the former Toys r Us location in Waldorf.  Work has begun on the façade already.   

Strength Connection Fitness and Miracle Ear are new tenants coming to the first floor of Potomac Square in La Plata.  9375 Chesapeake Street.

Smitty's car wash will be coming to White Plains behind the Wawa on Billingsley Road.


Hawthorne Commercial Center is under construction on Route 301 South in La Plata right before the Popeye's restaurant.  It will have two one story buildings.  6,000 square feet up front and 20,900 square feet in the back.

  1. Since Royal Farms has been nixed in Charlotte Hall, thank goodness, what's the plan ?

  2. They can go the appeals board and try to get it passed. If that does not work they have to go back and market it again.

  3. It just seems so odd to me, when there isn't one anywhere else around. With all of the businesses and the base, what is the population in St. Mary's? I would think plenty of people from all of Calvert and all of St Mary's would keep it busy enough

    1. They can try to build at a location further south. Charlotte Hall area roadway plan was not sufficient to pass. Wawa is across street. I think there’s enough Wawa’s snd Sheetz that a Royal Farms may not be approved anywhere in St Marys.

  4. Maybe further in St Marys County. Charlotte Hall road plan wasn’t sufficient enough to approve location.

  5. Still don't know why Royal Farms was considered a good fit. With Wawa right across the street what does Royal Farms have to offer that they don't have. It sure isn't a gas station with at least 6 in a five mile radius.

  7. All, when everyone is complaining that that developers are putting in too many gas stations. Where all the new residential developements coming in, the populations will increase if if you only have one store then everyone will have to wait longer. The density surveys are done to proved that these new areas will need to increase stores such as Safeway, clothing stores, restaurants etc. Could you imagine that if we only had one store the lines would be insane. The only way to stop population growth is to stop people from having families, which we all know will never happen.

  8. I'm all for a new/half decent grocery store (Food Lion is overwhelmed most of the time) and Mckays is just not that appealing), a new sit down resturant that isn't fast food (Cracker Barrel would be fantastic), or an Old Navy.

  10. Any word on what happened to McKay's in California Maryland? Google listing says permanently closed. Also heard they're going to close Leonardtown and Charlotte Hall. Keeping Hollywood only open.

  11. Noticed on the way home that there is a Crumble Cookie sign up on one of the out buildings in the St. Mary's Marketplace in Lexington Park.

  12. St Mary's population is 113,510 as of last census. The locals in the area pushed for its disapproval. We have some other ideas for charlotte hall but this being shot down does not make them want to bring anything if its going to be the same problems.

    I havent heard much about Mckays but it seems like they are trying to lighten their load. They are selling the other property they were trying to develop.

    Thanks for the notice on crumble. I mentioned in in November. Its taken awhile for them to get started.

  14. 1. Panera : It was originally stated it will be a stand alone store with a drive thru Did that fall through?

    2. PIZZA store: It was a post about a pizza place like MOD pizza coming. What happen to that?

    3. Happy Face Daycare Closed and Raspberry. What is taking there place? ( both located in Waldorf)

  15. Panera still shows it being moved at a later date. No word on when it will happen.
    Burnbox pizza is still under construction next to Verizon in Waldorf.
    I dont know anything about what is happening to the daycare centers.

  16. Any update on why it's taking Salsita's in La Plata so long to open? Went by last night and at least the paper is off the windows, but no signs indicating when they're opening. Any news on the Italian restaurant next door?
