September 2023 Updates

September marks the transition from the warm, carefree days of summer to the beginning of autumn. As the new month arrives, a sense of change fills the air. The days gradually become shorter, leading to cooler temperatures and the vibrant transformation of leaves into hues of red, orange, and gold. September often signifies the start of a new school year, bringing with it a renewed focus on learning and personal growth. It is a time for setting new goals, embracing routine, and preparing for the upcoming challenges and opportunities that lie ahead. With September, there is a sense of transition and excitement, as we bid farewell to summer and welcome the transformative season of autumn.  Plus it starts my holiday season early with my birthday at the end of the month so I got that going for me, which is nice.  But as you get older birthdays aren't as exciting as they once were.  I still get toys but they have gotten a lot more expensive. By the way I used an AI generator for part of this. Can ya tell?

The Brass Tap now open at the St. Mary's Marketplace in California, MD 44940 St. Andrews Church Road.

Naz's Halal Food will have its Grand Opening September 9th at 3716 Crain Highway, Unit 107, Waldorf.
Five Below will have its grand opening of the relocated store September 15th at the Shops at Waldorf Center next to the former Christmas tree shops space.  Old Navy will take over their old space plus some vacant space next door.
Panera Bread is building a freestanding location between the CVS and Silver diner at the shops at Waldorf center.  The current Panera will move over to that space.  It will have a drive thru.

  7. With so many stores in St Mary's and Calvert, I rarely travel to Waldorf anymore, is Old Navy still in the mall and what replaced Sears at the mall

    1. Old Navy is no longer in the mall in Waldorf it closed a while back but is now reopening in Waldorf one of these days at the Shoppes center…Sears is closed in the mall and has not been replaced…I will say it amazes me, seeing the growth of St Mary’s county especially considering the excuse we get for lack of growth in Charles County is we are a bedroom community…however such is life

  8. Chris, great job on keeping us informed. Can you tell us what is going on with the ALPAS building at 1014 Washington Ave, La Plata, MD 20646? I saw that it was sold in March 2022 for almost $12,000,000 but it has yet to open. I noticed some additional or corrective construction on the building several months ago. Is this a senior citizen or assisted living type of property? Thanks again!

  9. Old navy left the mall during covid. I think there was an argument over rent payments during that whole mess. They will reopen at the shops at waldorf center where Five below just vacated. I dont have an opening dte yet because they need to remodel the space.

Here's something that you need to understand about the mall. All of the big boxes are their own separate properties not owned by Simon. Kind of like a condominium. So the sears is for sale at a price no one wants to pay currently. We have brought several buyers. The other issue is they have non compete clauses in place that make it difficult for another store to go in there because they might have similar stuff to another store. Some of those clauses are from stores that dont even exist anymore. Its a legal nightmare.

  10. ALPAS was purchased and then they decided to add more space to the building and do a bunch of remodeling inside to fit their needs. It will be a wellness center that specializes in all sorts of addictions and will have inpatient and outpatient care. There is an open house coming up soon and ill mention it.

  11. Chris do you think this merger news will make it less likely that Charles County will get a Harris Teeter store?

    1. More info, but it doesn’t look like we will get anything under the Harris Teeter name itself. https://www.ufcw400.org/2023/09/08/important-union-update-on-kroger-albertsons-merger/

  13. Chris,

Since Dunkirk has a Safeway across the street from Harris Teeter I'm guessing one of those stores will be divested as part of the Albertsons and Kroger merger. My bet is the Safeway as its the older store though it does have a Gas station on an outlying parcel which I know H/T likes to have with its stores.

    Just my 2 cents.

And thanks for this blog. I nice to know what's going on coming in the future.

  14. Hello Chris, any news on the opening of the car wash on the intersection of Crain & Billingsley? Thanks.

  15. Two questions - have you already shared news about the new business going in next to Silver Diner on Berry Rd in Waldorf?

Is there any news about Aldi’s moving out of their Crain Hwy location in Waldorf? I have never seen the shelves so bare or so many items on sale and wonder if it’s an indication of potential moves or closures?

  16. Im not sure how the albertsons deal with effect us, kind of a wait and see.

No word on the car wash yet. The guy we sold the land to already sold the carwash to another guy.

Next to silver diner is going to be a new Panera bread. They will move out from the current location.

Haven't heard anything about Aldi moving.

  19. Hey Chris. Can you share which business is going into the Annie's site on 231 in Hughesville?

  20. A church bought the Annie's front building on 231, they are currently renovating it. Annie's still has a building in the back.

  21. St. Mary's County Times announced today that Aldi has signed to anchor the Millison Plaza/Pax River Village Shopping Center. It'll be located where the old hotel was on the corner of 235 and Shangri-La Drive. Opening planned for late next year. Also, there will be a standalone Starbucks.
