I have been asked a few times about what is going on with Waldorf getting a Walmart super center. Currently there is a plan for it to go into the Waldorf Station project at the North end of Charles County where the old embassy dairy facility was. Well besides the backlash it got like when La Plata was trying to get one, the developers of the land which is Chaney Enterprises has to go in to the county for a change to the original plan. The building that they want to build is larger than what is currently allowed for the zoning so it needs a special exception. Also the bigger building will require moving the proposed western parkway expansion (in yellow below) to make it go around the back of the Walmart (orange line). That brings it closer to the Mattawoman Creek which of course will upset other people. So currently its into the county board of appeals and they are going over every detail about the building and how it will effect the area, look, etc. I believe there are a series of hearings for this and you can watch them on the county website.

ReplyDeleteJust an FYI, Royals Farms just opened a store on Allentown Rd near Andrews AFB, near the Branch Ave interchange. I know it's not Brandywine or Waldorf, but it's not too far.

Do we really need another auto parts store between Clinton and Waldorf-Billingsly Rd: There are 3 Autozone, 3 Advance auto, 1 Napa, and now they want to build another one. Royal Farms can go on corner of Brandywine Rd And 301 intersection at the light; old Dr office building not being use.
ReplyDeleteI agree with what BigT said. We have so much of the same things in Waldorf/Charles county. I think we need different restaurants here. For example, we should bring a McAlister's Deli or a Valentino's pizza. Chris do you normally reach out to different places to see if they are interested in building in Charles county? If so, can you reach out to these places please :)
ReplyDeleteWe use many different ways to reach out to users. Sometimes they require a franchiser so if there isn't anyone in the area that wants to do it we are out of luck. Many have their own brokers that represent them so we do mailers out to them. We also go to the retail conventions in Las Vegas and Washington DC annually.
ReplyDeleteAutozone comes to us and says they want it there. They have their own calculations they use to determine where to put them. I just find them the spots. I Would love to bring lots of different things down. Some wont even get in the car and look because they say we don't have enough population. Then there's the difference between daytime population and overall population. Real estate is a circus.
Hello! I'm not sure if you are familiar with the Clinton area but I wanted to know if you know anything about this store named gmart that suddenly closed last year. It's been sitting there for a year and was wondering if anything was going to be done with it.
ReplyDeleteI just love how Chaney up and leaves the county, shits all over their employees and then wants to ruin the north side of Waldorf with their stupid Waldorf Crossing project. They don't give a care the impact they have on the county or the people, just that their greedy wallets get fatter. I hope everyone speaks up against the project.

ReplyDeleteChaney is leaving the county? They are moving production from Acton Lane to the other side of Rt. 5 so they can redevelop the land where they currently process materials. I have not heard they are leaving.
What is going on the parcel of land of 227/301 in the middle of the farm? Not the parcel with the two pads of land, but the one behind that.

ReplyDeleteRegarding the what is going up next to the food lion... online it says the Taco Bell will be on Triangle Road. I have heard that there are talks of putting up a townhouse development next to the Food Lion. Any idea which it is for certain?
ReplyDeleteI think surveys should be sent out to the residents to get their opinion of the types of businesses we want in Southern MD. I agree that we have far too many of the same stores within a 5 mile radius of each other. With that said, Brandywine could use a Sweet Frog or some other fro-yo place since TCBY closed and a Chipotle. Also, what is the status of the Caroline Kitchen that was supposed to be opening in Brandywine?
ReplyDeleteThe LaPlata WalMart is being renovated to become more like a Super WalMart. Does this mean the one they were originally proposing is a no-go? The LaPlata WalMart is really not large enough to accommodate what they are trying to do. The aisles are so close together only one person can get through at a time. I wish they would have stuck with the original plan to open a new SuperCenter.
ReplyDeleteCorrect the La Plata Super Wal-Mart is a dead deal. The people of the town voted against it. The unions came out and fought it as well. Many people were uninformed when they made their decision on it. They missed out on an opportunity to have other stores in the current Wal-Mart that we already had signed up. Kohls was one of them. They are trying to incorporate some new things in the store now. hopefully when its complete they can fix the isles.

ReplyDeleteChris, what stores are expected to be in the new shopping center on Billingley Road? I believe it will be named St. Charles Town Center II but I'm not for certain.
ReplyDeleteThat would be Fairway Village Center. The county has a deal with St. Charles that if they bring a higher end grocery store they can build apartments by it. So far there has been no luck getting one to the area. So for now nothing will be built on that site.
ReplyDeleteI don't see any kind if economic development in Charles County. Business and Corporations for good paying jobs.

I wonder if they're giving tax incentives?
The Charles County EDC has brought in a few different groups to help identify who the county should market to. Many businesses find us a little too far from the beltway to put corporate offices here. They have incentive programs for different levels of employers.
