  1. Would you know of any proposed stores like Harris Teeter, Wegman's, or Trader Joe's coming to the Brandywine/Waldorf area?

    2. You guys have Safeway, Hooters, Homegoods, and etc. We don't have any of that. It's about time they put something good down here.

  3. Currently there are no plans for any of the stores you mentioned. Everything usually comes down to density and population. They look at demographics to see what the average household income is and how many people are in 1,3, and 5 mile radius of the proposed store. Stores also look at education, race, and age. They have calculations that tell them how the store will do with those factors and then decide if its a good spot or not.

  4. Hi Chris, have there been any talk about what is going into the old Mimi Cafe location? and also, any word on when construction will start on Sonic.

  5. Sonic should start soon. They said September so any time now.

Mimis has not been marketed to lease yet because Mimis is still paying for the lease. Just because they left does not mean they got off the hook for rent still due for the term of the lease. So there has not been a big rush to lease it unless someone wanted to pay more in rent then they are now. I spoke to the broker for that center and he said they may put it on the market soon.

  6. What I find interesting is Harris Teeter has a distribution center in King George. Waldorf, La Plata or Brandywine it would seem to be a perfect fit for a location. Heck, I am willing to bet the new Westphalia Town in Upper Marlboro gets a Harris Teeter before we do.

  7. I was talking to my seven-year-old daughter after leaving the Tropical Smoothie Cafe and she remarked that they need a bigger building. I replied that for some reason, market research analysis seems to think that Waldorf-ians do not like healthy/organic restaurants very much, so that is why we only have one tiny smoothie place in Waldorf. She was puzzled by that as most seven-year-olds would be. As an adult, I am puzzled by it as well. I am very interested in how the stats for Waldorf look since education, race and age are factors. Maybe I live in a Waldorf bubble, but most of the people I know have degrees, make decent wages, and are under the age of fifty. (Not that age should be a factor regarding accessing good food IMO). Where are they getting these stats from? I wonder if these stats are correct? I am just very puzzled about why Waldorf does not get certain businesses that specialize in good healthy food (e.g. whole foods, Trader Joes, Harris Teeter), when it is obvious (at least to me) that people in Waldorf are HUNGRY for it.

  8. With smaller stores like the smoothie café or an ice cream store, they base the size of the store on the rent and sales predictions. They wont pay for anything bigger than they think will pay the rent.

Here is an interesting article that talks about how Whole Foods makes their decisions:

  10. Looks like the are ready to start work on the Sonic in Waldorf.

  11. No word yet on construction for the center.

Yes I saw them taking down the gas station today. Great news!

  12. Chris, Would you have any idea when the LA Fitness is scheduled to open?

  13. It would be great to have a Planet Fitness or an LA Fitness inside the soon to be vacated Kmart building in California.

  14. Where 235 and 4 meet isn't that the area were the pearle vision, and subway are? I past this area the other day, the only gas station that is near that intersection is the Wawa. Maybe the picture is throwing me off/confusing me

  15. There are a couple of different conversations happening here. The gas station we are talking about is for the sonic construction in waldorf. the subway corner is where the shopping center is going.

LA Fitness is starting to take memberships but they have not even closed in the building yet. I would say mid winter opening. If I hear any different I will post it.

  16. So is a Harris Teeter coming to the shopping center in California, MD or not?

  17. St Mary's County needs an LA Fitness. Is that in work Chris?

  18. Chris, is LA Fitness looking in to St Mary's county?

    ReplyDelete
  19. Not that we are aware of. But now that they are in Waldorf depending on how things go they may look more into other areas south.

  20. Chris, St. Mary's needs more stores to shop. Have there been any conversations about a TJ Maxx, HomeGoods or H&M and Forever 21 coming to the area?

    ReplyDelete
  21. We brought homegoods to the area and they are having a hard time finding a big enough space. With the Kmart leaving it may open an opportunity for another big box user to come into the area.

  22. Chris, What about a Wegmans,Whole Foods, or Trader Joes in St Mary's? Also a nice dining restaurant such as Cheesecake Factory or Maggiano's? Any talk on any of the above?

    1. Chris, Are more attractions coming to Leonardtown?

      Delete
  23. PF Changs and Cheesecake factory requires higher density population or usually some large attraction for them to come to the area. They want around 500,000 people within 3 miles and all of st marys county only has 110,000. People have been asking for them forever. I have asked them to reconsider in the past.
Trader Joes and whole foods are not interested in the area.

  24. Any movement on this area? Is there anything else coming to California or Lexington Park soon?

  25. They are working on getting some space pre leased. I am not aware of any other projects going on in the area.

  26. Any word on Carrabba's, Zaxby's or Mike's Jersey subs coming to St. Mary's county?

    ReplyDelete
  27. Any word on what else is going in by the new Harris Teeter in California, MD? Also by Cracker Barrel and near the movie theater? I see land being moved around?

    ReplyDelete
  28. Next to Cracker Barrel they are doing a Pearle Vision with some extra space for a few future tenants.

Have not heard about any more tenants by Harris Teeter. They said they would let me know when deals were complete.

  29. Any idea who is doing the construction for the Harris Teeter? I have a friend who is an electrician looking for work in the area.

  30. Will anything new ever come to Dunkirk? And why do we have so many vape bars, auto shops and matress stores??

  31. I wish for a Red lobster

  32. Man Trader Joes would make bank down here, I know so many people that drive just to Annapolis from St. Marys just to get there stuff.

Is there any other restaurants or stores that are going to be in this center?

    ReplyDelete
  33. There will be some new stuff coming to Dunkirk in the future just nothing that can be reported yet.

They have not announced any other tenants yet for the harris teeter center. Leases need to be signed before we can say anything.

  34. I read that you've tried to get Cheesecake Factory to reconsider their restrictions that preclude them from coming to SMC. I just heard a rumor that a Cheesecake Factory will be opening in the Aldi shopping center by the movie theatre. So, were you successful, or is this an unfounded rumor?
