I have been informed that the former Old Country Buffet space and perhaps adjoining spaces will be transformed into LA Fitness. Details as we get them. Some exterior constructions is under way now for the new facade.
UPDATE: Looks like they will be rebuilding the entire building so they can get the added height for the store.
UPDATE 4/17/15 They will have a swimming pool and basketball court in the building.

Dunkin Donuts coming to Leonardtown
The former Bell Motors car lot on Washington St. has been purchased. The property will be redeveloped into retail pad sites and the building will be renovated into retail spaces. Dunkin donuts will be on one of the pad sites. This project is in the early stages and still must go thru approvals.

Maryland Airport Flying High
For many that don't know, Maryland Airport is a privately owned public use airport located in Pomonkey, MD and has been around since 1945. Currently the runway is 3,740 ft which fits well for small engine planes and small private jets. It can also accommodate helicopters and has fuel on site as well as hangars available for storage. The airport also provides support for state and local law enforcement and emergency services.
What many also don't know is that its part of the Federal and State integrated transportation plan which designates the airport as a reliever for Regan National. So basically if there is an emergency they can divert small corporate aircraft here if needed. It is the closest regional airport outside the no-fly zone. Future plans are to add a small terminal and extend the runway to to 4,300 ft to attract more businesses users and also people that want to fly into the area for the attractions nearby like the National Harbor. This will be a great help and can create jobs that coincide with the airport like aviation engineers, technicians and maintenance workers. From a 2013 economic impact study it is reported that the airport contributes more than $9 million annually in the form of direct and indirect business revenue.

Dairy Queen coming to Lexington Park
We have leased the former Arbys in Lexington Park to Dairy Queen. Renovations should begin very soon and be open by summer 2015.

New retail centers on Crain Highway
Just some updates on projects on Crain Highway in the Waldorf area. Above is what we are going to be turning the old American Hardware into this year. Construction will begin in a few months. They will be gutting, refacing and adding to the building for a total of around 15,000 square feet. It should be ready by the end of the year. Already have a few tenants lined up.
This project is a new retail center closer to Pinefield. This was the old thrift store next to Mr. Tire that had burned down. This one is closer to completion but no word on any tenants yet. Updates as we get them. I like to see old buildings re purposed rather than building new but sometimes the cost to do it is way to high.

Lets clear up some misinformation
OK I have received numerous emails and comments about this one property so I want to get this cleared up. There is a property at the corner of Billingsley road and St. Charles parkway that is zoned for commercial. One of the home builders made a claim that there was a 500,000 square foot retail complex coming to the corner and Harris Teeter was a tenant. That is totally false.
Harris Teeter did their research and they do not like the demographics of the area. So as of now they have no plan to come to the area. Many of the tenants like Trader Joes, Wegmans & Whole Foods want high population along with higher household incomes. We do meet the income requirements but they fail to see that even though we are a smaller population we eat and shop like crazy people.
We are second in the state for food and beverage sales only being beat out by Anne Arundel county by a few thousand dollars. No matter what you put in front of some of these retailers they still go by their charts and calculations and go with what that says. Some would have to put a lot of infrastructure in place to make it work as well like distribution centers so the cost may outweigh the profit. We do our best, we cant get them all. But we try.
