Holly Tree Center and other updates

I figure an update is in order as things wind down in 2011 so here are a few things that I have been asked about.
Holly Tree Center shown above is a retail center on route 301 next to Popeye's that should start seeing its tenants begin space construction next month. The tenants currently lined up are from left to right: Dairy Queen Ice Cream, Nail Salon, Women's wig and hair accessories, Benny's and 7-11. There is one more space available.

There is a building going up on Rt 925 just south of Pembrooke center. That will be a doctors office which should be complete by spring.

Community Bank is mid construction on their admin building located behind their current building near the corner of 301 and route 5.

The new Waldorf library next to Boston's will be complete by July 2012

Laugh out loud center will be replaced by Chuck E Cheese and a fitness center at Charles County Plaza

In La Plata, the Chipotle will open around March 1st and will be joined by Sweet Frog frozen yogurt.

AMC Lowes Theaters to renovate St. Charles Town Center Location

AMC Theaters has announced a 4.5 million dollar VIP renovation of the St. Charles Town Center 9.
Renovations will provide enhanced presentation quality for guests, as every auditorium will be converted to a Sony 4K digital projection experience and feature state-of-the-art speakers. Other modifications to the theater include a renovation of the theater's restrooms, as well as changes to the box office and lobby area. Guests will also enjoy movies from new power leather recliners on platforms, as well as an upgraded concession area. AMC is also evaluating the possibility of adding an IMAX auditorium. The theater will remain open during renovations. They expect to complete everything by summer 2012.

Blair Center Ready for its makeover

Construction has begun at the Blair Center for the much needed renovation. The center will have a completely new facade and three new businesses will open after renovations are complete. As of last check they are Mom's Organic market, Beauty 4 U, and Kids First Swim School which will take up approx 25,600 sf of the center. The current fitness center will remain. There will be space available for smaller users. If you are interested let us know.

Great Escape Theatres Coming to Brandywine

Great Escape Theatres has joined Brandywine Crossing for the second phase of the project. This complex will have around 14 screens and possibly an IMAX as well. Great Escape has about 25 theatres currently and opened its first in 1997. Phase 2 of the the shopping center will also include more restaurants such as Philly Flash and Cheddars. There will also be a Car Max on site.

Not Dunkin Donuts but 7-11

The old Friendly's location on Crain Highway and Holly Lane next to Raleys Furniture will not become a Dunkin' Donuts as I was informed. Renovations are currently underway for a 7-11 store. We can expect an opening sometime this winter. There is another 7-11 store set to open in the small strip center next to Popeye's as well along with some other tenants I will mention in another post shortly. It has been announced that Cafe Rio will be building a new location at the Shops at Waldorf Center. This Shopping center formerly known as Festival Shopping Center is currently expanding its retail on Rt. 228 (Berry Rd.) CVS has already moved to the new area and Cafe Rio will join them on this site. We are guessing at a late winter early spring opening. More details as we get them. Projects in Waldorf & La Plata

There are a few projects going up in the area, some getting started and some coming to completion. It's a good sign that the economy is taking a turn for the good in Charles County. Let's take a quick look at what's under construction in the area.

Community Bank of Tri County is expanding its offices on Leonardtown Road. They are building a separate building tht will be connected with the existing one.

A new retail strip center is being built next to Lowes & Popeye's on Crain Highway. Tenants include 7-11, Dairy Queen ice cream, and Benny's.

Buffalo Wild Wings is under construction in the former Uno's Location on the mall circle. They are giving an opening date of late December.

The County is building the Waldorf West Library at the Wharf at O'Donnell Lake behind the St. Charles Town Center Mall. They are at around 60 % completion.

A new retail center is under construction in La Plata next to Texas Roadhouse. The first tenant will be Chipotle.

There is some highway construction going on in White Plains at the Billingsley Rd. Intersection to extend the turning lanes. That should help keep traffic moving at the cross county connector.

Walmart Supercenter Land Annexation Approved

The Town of La Plata has approved the annexation for the property on the south side of Rosewick road. The vote makes it possible for the development of the new Walmart Supercenter which will take a large part of the 14 acres that will be added to the town. The Walmart will also take over the now vacant Mitchell Supply. Besides the Walmart there will be additional office and retail built including moving the Enterprise rental car office to a new location. The new development will bring more jobs and more business to the existing Rosewick Crossing Shopping Center as well as construction jobs during development, and revenue to the Town of La Plata.
We will be working with Faison to fill the current Walmart space with new retailers such as Kohl's, Marshall's and Nick's of Clinton. We will also be working on filling vacant spaces at Rosewick Crossing. If you would like to lease space in these developments please give us a call. Lets talk about rumors and what the reality is when it comes to some of the bigger name restaurants that people have asked me about. For a long period of time there have been rumors floating around about Waldorf getting a P.F. Chang's and a Cheesecake Factory. I will just start off by telling you they are completely false. It was a rumor that started when the Peterson company began planning the Waldorf Town Center, a "lifestyle center" that was supposed to be built in the former Stardust location on Route 301. The plans for that shopping center have been put on a definate hold because the Peterson company is currently working on the expansion of the National Harbor. We now have the land listed for sale and are looking for other developers. So anyway back to why we can't get some of these well knows places. The biggest problem....population. A place like the Cheesecake Factory requires a large daytime population to keep it running. The last time I spoke to them they wanted a population of 250,000 people within a 5 mile radius of the location to be built and we are nowhere close to that. We are just reaching 150,000 total in the county! We also have a problem here because of the amount of people that leave the county to work and that's not good for us. If we cant fill restaurants during lunch then they wont be able to survive. The dinner crowd just won't pay the bills. Other smaller places requested that I have looked into have another issue..franchise owners. If no one wants to run a Krispy Kreme or a Salad Works then we aren't going to get one. All I can do is call the franchise and offer my services to help someone find a location when the time comes. So if you are an entrepreneur and are ready and able to start up a new business, we are here to help you through the process.

Buffalo is a Go!

According to the engineers for the project, Buffalo Wild Wings is scheduled to begin tearing down the former Uno's building this month to make way for the new project. At first we were told it would be a remodel but it looks like the floorplan just didnt cut it. Goodbye Borders

Unfortunately all news we bring cant be good news. Borders books chain has fallen victim to new technologies like the kindle and falling sales so all stores will be closing. The Waldorf location currently has no set date to close. Personally I would rather hold a book in my hand rather than a electronic one. It just isn't the same. Hopefully we can assist in finding a new store to take it's place that everyone will enjoy just as much.

Two more businesses have signed up for the soon to be renovated Blair Center on Crain Highway in Waldorf. Beauty 4 U superstore and Kids First swim schools combined with Mom's Organic will occupy over 25,000 square feet of renovated retail space. Mom's Organic Market has signed a lease for space in the soon to be renovated Blair Center which is located behind the Longhorn Steakhouse on Plaza Drive and Crain Highway. It is scheduled to open in 2012 after the current buildings renovations have been completed. More details as they become available. Mom's is a Maryland based company started in 1987. They have 6 stores currently in Maryland and Virginia with plans for more in the near future.

Waldorf West Library

The Waldorf West Charles County Library is now 25% complete. It is located in the O'Donnell Park behind the St. Charles Mall. The Waldorf West Library will be a state-of-the-art community learning facility, which will integrate modern technology to serve the needs of a diverse community, now and well into the future. The library is currently being designed to be certified as a green building through the US Green Building Council's Leadership in Energy and Environmental Design (LEED) third-party certification program. The design of the facility is scheduled for completion in the fall of 2010 and construction is scheduled for completion in the fall of 2012. The building itself will be a learning tool to teach users about the various elements that make it a green building.

Cracker Barrel and Dairy Queen opened to great crowds and excellent weather on Monday and comments on the food and staff have been good so far for both. Shasho Consulting is working with The Peterson Companies

We are pleased to announce that we will be joining forces with the Peterson Companies on their new shopping center project in Waldorf, MD. The site is located on the old Stardust Motel grounds between Gardiner Outdoor Products and the Chrysler Jeep dealership on Crain Highway South. We are currently in the planning and layout phase of the project and hope to break ground this summer and have sites for tenants by next year.

The Peterson Companies is one of the largest privately-owned development companies in the region. The National Harbor is one example of their contributions to the area.

Wigwam is gone

It is sad to announce that the Wigwam has finally met its end. The Wigwam was demolished this week due to poor maintenance and the county had to tell the owners either maintain the appearance of the vacant building or demo it.

This building was a long standing icon in the Waldorf area and has hosted a number of tenants in its time. In the 50's it was a restaurant and then the 60's and early 70's a lounge and showplace for bands which would play inside the glass wigwam section of the building. It's had one armed bandits when Waldorf was known as "little vegas" and hosted a number of great entertainers. In later years it served as the home of the Walls family bakery which was famous for it's great eclairs. You can still find them at their new location over at 2260 old washington rd., we had them for our grand opening here and people still talk about it.

There are no current plans after demolition. When we receive updates we will post them. The land is currently owned by Regency furniture.

Construction has begun on the new 30,000 square foot Waldorf west public library. The library will be located next to the Hilton Garden Inn at the O'Donnell Restaurant park. Construction will take approxamately two years to complete. Features will include a meeting room to hold around 300 people and a small stage. The library will be certified as a green building. Super Walmart in La Plata

Work is currently being done to annex property into the town of La Plata for a super Walmart. The new store would bring another 70+ jobs to the area. It will be located across from the Rosewick Crossing shopping center. If this happens we would then work to get the current space filled with larger tenants such as retail stores or even a small movie theatre which would be a great asset to the area.

The Hilton Garden Inn had it's ribbon cutting last week and was welcomed with open arms to the St. Charles and waldorf area. This 80,000+ square foot hotel has 130 guest rooms plus a 2,465 square foot ballroom for all occasions.

hhgregg, a discount appliance and electronic store looks to be getting ready to lease the former Circuit City location in the festival shopping center. The company got it's start in Indianapolis in 1955 and now has over 100 locations in over 10 states.

Panera Bread Coming to La Plata

The La Plata McDonalds has reopened after a complete demolition and rebuild. The crowds are back for their mcnuggets in full force. A second McDonalds is planned for La Plata in the near future on the northbound lane near Chick-fil-A.

College of Southern Maryland Expands

Chick fil a opens in La Plata!

The new chick fil a opened in La Plata this week. It has been a full house every day so far. This store will create another 65 jobs for the area. The first 100 customers received 52 vouchers for free meals for the year. It is located in front of the Food Lion and next to Texas steak house. Taco bell is currently under construction across route 301.

Big Lots in Waldorf

Baldus represented retailer Big Lots in leasing 25,000 sf in the St. Charles Towne Plaza. They will be taking over the space left by TJ Maxx when they moved over to the Waldorf Marketplace. Estimated opening time mid to late summer.

Ground has been broken on the expansion of a 4,300 foot runway and taxiway expansion at the Maryland Airport near Pomonkey. This will give easier access to larger corporate jets doing business in the area. The expansion will be completed by 2011 and will also help to bring more business to the new 1.3 million square foot Indian Head Science and Technology Park. The first tenant of the new park will be British ejection seat manufacturer Martin-Baker. There will also be a new energetics lab located close by the airport.

Disney has purchased 15 acres in the National Harbor complex for 11 million dollars. The area is to the rear of the development. Plans are for a 500 room resort. With our knowledge of Disney it will be a perfect setting to have some Vacation Club villas. It also makes a great place to stay if you take one of their Adventures by Disney tours. Disney gives amazing guided tours of many of the areas largest attractions. We hope it will be that extra kick to make the National Harbor a great place to visit.

Construction is underway on the Chick fil a in La Plata next to Texas roadhouse. With its current schedule it should be complete by late summer / early fall.

Approvals are complete for Taco Tell in La Plata next to Advanced auto.

Panera Bread looks like it will be building in La Plata Plaza in front of Petco. Details to come as we find out.

Courthouse is growing

The Charles County courthouse is well under construction in La Plata. The construction should last about 2 years.

The project entails the construction of a two-story building with a gross square footage of 75,600. The garage and basement support areas account for 28,950 square feet, while the finished basement, first floor, and second floor combined are 46,650 square feet.

The building will feature four District courtrooms (two on each floor), District Clerk, Court Commissioner, and Judges' Chambers (on the second floor), which accounts for 30,106 net square feet for State-operated services.

For the County, the building will house the Register of Wills and Land Records, both on the first floor, and will occupy 9,594 square feet. The County space is fully separated from the State's, and has its own entrance facing the existing glass lobby entrance of the existing building.

The building will also host a limited amount of underground parking for courthouse officials. The facility will be located in the area that currently serves as the courthouse's main parking lot. The exterior design of the building is fashioned after the Colonial Revival style of existing courthouses with all masonry construction, hipped shingled roofs, and a monumental lobby entrance. The interior of the building will feature a small, two-story lobby with two elevators and open stairs.

Snap Fitness Grand Opening

Fast Food in Fast Growing La Plata

Three new fast food restaurants may be showing up in the near future in La Plata. The word around the office is that McDonalds, Chick Fil a, and Taco bell will make their presence known. We are not sure if the current McDonalds will stay or go but it wouldnt be the first time two McDonalds were located pretty close to each other.

International House of Pancakes has opened in the Rosewick Crossing Shopping Center in La Plata. More stores are coming soon.

A few have asked what some of the new construction is in the Waldorf area, so lets go over a few of them:

Coming to the Waldorf Technology Park is a new Marriott Residence Inn

It is currently under construction behind the Festival Shopping Center which is also getting a face lift to compete with the new shopping centers that are popping up around them. You may have noticed that a large section where Subway and the Armed forced recruiter was has been torn down. This is because they are planning a new lifestyle center for that section. Festival has purchased a section of land next to their existing buildings along route 228. There are plans for more shopping, restaurants and financial facilities for that area. Some plans may take longer due to the current financial forecast.

I have already mentioned the Marriott Courtyard that is almost complete by the Best Buy, We also have a new bank under construction on the old steak and buffet pad site next door.

Hilton Garden will start construction shortly in the O' Donnell restaurant park near Bostons Pizza. The Captains Table seafood restaurant may still show up in the restaurant park, we will keep you posted.

The Shops at Lancaster is a new shopping center located behind the mall and at the entrance to Lancaster neighborhood. It should be complete by the end of winter.

Have you traveled on the new section of St. Charles Parkway?? This new section takes you from white plains public golf course to Rosewick road in La Plata. The drive is around ten minutes which really saves you a lot of time. It is already popular with joggers and bicyclists. Give it a try!

The new traffic light at Billingsley Road and St Charles Parkway should be turned on this week. So goodbye to that horrible 4 way stop.

WALDORF MARKETPLACE PHASE III

More new projects are on the way to the Waldorf area. Waldorf Marketplace phase III will start construction soon. The first tenant will be Fosters Grille.

VISTA OFFICE CENTER

A new office building will be coming across from the Waldorf Target. Vista Office Center will start construction and be complete by mid 2009. Over 30,000 sf of office space with retail on the first floor.

MARRIOTT COURTYARD

Under construction currently next to Best Buy is a new Mariott courtyard.
This 91 room hotel will have a business center, meeting facilities, indoor pool and fitness center.

SZECHUAN GARDEN

This long time resident of Waldorf is going to have its own free standing space located near the mall on Smallwood Drive West. It should be complete by the fall of 2008.

O'DONNELL RESTAURANT PARK

The newest addition to the restaurant park is a new office and retail building. The first floor will be restaurant & retail space. The building should be complete by the end of 2008.
